Valuation and GRV overview

Applies to: customers asking about the value shown on a rates notice.

Overview

Landgate determines the Gross Rental Value (GRV) of properties in rated areas of Western Australia. Local governments and water agencies use the GRV to calculate rates and charges. Landgate does not set the rates themselves.

Key facts

  1. GRV is the estimated annual rental value of the property, set on a revaluation cycle (every 3 to 5 years depending on the area).
  2. The Unimproved Value (UV) is used for land tax and some rural rates.
  3. A change in GRV does not by itself mean rates will rise, because the local government sets the rate in the dollar.

Common questions

  • Why did my GRV go up? A general revaluation, or a change to the property such as an extension.
  • My rates are too high. Rates are set by the local government. Only the valuation can be objected to with Landgate.

When to escalate

If the caller wants to dispute the valuation, follow the objection process in the article Objecting to a valuation.
