Ordering a title search

Applies to: property owners, buyers, conveyancers and other customers who need to confirm who owns a property and what is registered against it.

When to use this

  • The caller wants a copy of the current title for a property.
  • The caller is buying or selling and needs to confirm ownership, mortgages or caveats.

Steps

  1. Confirm the property: street address, or the Lot on Plan or Volume and Folio reference.
  2. Confirm what the caller needs: a current title search, a historical search, or a copy of a registered document.
  3. Explain the caller can order online at the Landgate website using a Landgate account, or the agent can place the order for them.
  4. Take payment by card and give the caller the order reference.
  5. The result is emailed as a PDF, normally within minutes for a standard current search.

Key facts

  • A standard current title search is delivered by email as a PDF.
  • The caller must give the correct Lot, Volume and Folio. If they only have an address, the agent looks up the reference first.
  • Historical searches and copies of documents take longer than a current search.

When to escalate

  • The property cannot be found, or the title is marked as cancelled or superseded.
  • The caller disputes ownership details shown on the title. Refer to Titles Registration.
