Objecting to a valuation
Applies to: customers who believe the GRV or Unimproved Value on their notice is wrong.
Eligibility
- The objection must be lodged within 60 days of the date on the rates notice (fictional demo timeframe).
- Only the owner, or their authorised agent, can object.
Steps
- Verify the caller: name and the property address or assessment number.
- Confirm the notice date is within the 60 day window.
- Ask why they believe the value is wrong, for example wrong floor area, wrong zoning, or an error in the property details.
- Direct the caller to lodge the objection online through their Landgate account, with supporting evidence such as sales of similar properties or a valuation report. The agent can email the form link.
- Give the caller a reference number. A valuer reviews the objection and responds in writing within 28 days.
Key facts
- There is no fee to lodge an objection.
- Rates must still be paid on time while an objection is under review. Any adjustment is credited afterwards by the local government.
When to escalate
- The 60 day window has passed. Refer to the Valuations team for a late objection assessment.
- The caller is unhappy with the review outcome and wants an independent review.
